Building a Villa in Zakynthos: From Plot to Project Brief

A villa in Zakynthos should work with its setting: the direction of the light, the slope of the land, the view from the living spaces and the places where you will spend time outdoors. A clear project brief helps turn those ambitions into decisions that can be assessed, designed and priced.

Start with the way you want to live

Describe a typical day in the finished home. Will you host family, work remotely, stay through winter or visit for a few weeks each summer? Decide how many people the villa should accommodate and which spaces matter most. A shaded dining terrace, a quiet bedroom wing or easy access from the car may have more practical value than additional floor area.

Test the brief against the plot

Bring the architect into the discussion before fixing the design. Review the site survey, orientation, access and relationship to neighbouring land. Ask the engineer to confirm the applicable planning conditions and the status of any existing permit. A concept image illustrates an idea; it does not establish what is approved for a particular site.

Design the landscape and the house together

Consider terraces, planting, pool areas and circulation as part of the project from the start. Decide where shade is needed and how indoor spaces connect to the garden. For a sloping site, ask how levels, drainage and retaining structures will affect both the experience of the home and its cost.

Define what the budget includes

A construction figure is meaningful only when its scope is clear. Ask for separate allowances for the building, professional services, approvals, external works, pool, utility connections, equipment, furniture and taxes where applicable. Establish a contingency appropriate to the stage of design. Avoid comparing prices per square metre unless the specifications and exclusions are comparable.

Move from concept to a coordinated specification

Agree the room schedule, plans, materials, lighting and building systems before seeking comparable construction proposals. Ask which decisions must be made early and which can remain open. Confirm the approvals needed for the proposed works with the responsible professionals; Greece provides the e-adeies building-permit service through its official government portal.

Agree milestones and reporting

Request a written programme showing design, approvals, procurement, construction and handover stages. Identify dependencies and how changes will be authorised and priced. If you live abroad, agree how you will receive progress photographs, reports and decisions requiring your approval. A target completion date should be supported by a defined scope and a realistic programme.

Prepare for handover and maintenance

Plan for inspections, completion documents, equipment instructions and a clear list of outstanding items. Discuss maintenance access for the pool, landscape and technical systems during design. The finished villa should be comfortable to own as well as beautiful to arrive at.
